The Gregory Ain Mar Vista Tract
The Mar Vista Tract is 52 single-story houses designed by architect Gregory Ain and built in 1948, in the area bounded by Palms Boulevard, Meier Street, Marco Place and Beethoven Street. The City Council adopted it as the City's first post-World War II Historic Preservation Overlay Zone in 2003, and its preservation plan dates from 2010. Exterior work in an HPOZ is normally reviewed, but the plan exempts in-kind replacement of roof materials, as long as no historic material such as wood eaves or fascia comes off. Changing the roof's form or material goes to review. The plan's guidelines note that all the houses were designed with flat roofs, and asks owners to keep that form, the eave depth and wood fascia, to keep new roofing close in appearance to the original, and to keep skylights and solar panels out of view from across the street.

Three Climate Zones in One Neighborhood
The California Energy Commission puts Mar Vista's main ZIP code, 90066, in coastal zone 6, while 90034 is zone 8 and 90064 is zone 9. For a steep-slope house roof that's the difference between no cool-roof requirement (zone 6) and a required cool-rated product (zones 8 and 9).
